What is a RICS Red Book valuation?

A RICS Red Book valuation is an independent opinion of a property's market value, prepared in accordance with the RICS Valuation Global Standards, the professional rules that govern how chartered surveyors value property in the UK. Only an RICS Registered Valuer can issue a Red Book report. The figure is tied to a stated purpose, a fixed valuation date and documented assumptions, with the evidence and reasoning set out so it can be reviewed, challenged and relied upon long after the inspection.

Red Book valuations are required wherever an accurate, defensible value matters. Lenders insist on them for secured lending, mortgage and development finance, so they can judge whether a property provides adequate loan security. Solicitors, HMRC and the courts also rely on them for probate and inheritance tax, capital gains tax, stamp duty, matrimonial and partnership disputes, and company accounts or audit. In these situations a broad market appraisal is not enough: the number must meet a recognised professional standard.

What sets a Red Book valuation apart is accountability. The valuer must inspect the property (or clearly justify any limitation), analyse comparable evidence, disclose conflicts of interest and explain how the conclusion was reached. That rigour gives lenders, borrowers, trustees and advisers confidence that the value is sound, which is why banks, building societies and challenger lenders will only accept reports prepared to the current Red Book edition by a regulated RICS firm.

Our approach

Each instruction begins with the purpose of the valuation and who will rely on it. We inspect, weigh the comparable evidence and report with clear reasoning, so the figure stands up to scrutiny, whether from a credit committee, an auditor or the other side of a dispute.

We report in the format the instruction calls for, from full Red Book reports to desktop, drive-by, internal and retrospective assessments, balancing speed, accuracy and risk. Timescales are agreed at the outset and kept. Where a matter is urgent, we say what is achievable on day one and deliver against it.
